Karo Trust Capital Ltd. structures commercial, construction and private financing across British Columbia — the files that need experience, creativity and lenders the banks don't give you. Residential too, done with the same rigour.
Most brokerages stop at residential. Our depth is in the commercial side — income properties, developments and time-sensitive private deals where the structure matters as much as the rate. Clients bring us in to place financing, and just as often to advise on it.
Purchase and refinance for rental buildings, including CMHC-insured multi-unit programs with preferred rates and extended amortizations.
Owner-occupied and investment financing for plazas, strata units, warehouses and office space — underwritten on lease income and business financials.
Acquisition and servicing loans for raw and entitled land, structured around your rezoning and development timeline.
Spec homes, custom builds, townhome and infill projects — progress-draw financing with realistic budgets, contingencies and takeout planning.
Short-term capital to close on time, finish a project or unlock equity while permanent financing is arranged.
Solutions driven by property value rather than income documents — complex ownership, credit challenges or tight timelines.
Clients also engage us as consultants, not only as brokers — capital stack strategy, feasibility and pro forma review, lender positioning, and refinancing or repositioning options on an asset you already hold. With or without a mortgage placement attached.
Every commercial file is unique. Call direct to talk through the property, the numbers and the fastest realistic path to funding.
Through our co-brokerage with DLC Producers West Financial, our team handles the full residential market with the same underwriting discipline we bring to commercial files.
First-time buyers through to move-up purchases — pre-approvals, rate holds and guidance to closing.
Equity take-outs, debt consolidation, and renewals shopped across the market instead of signing the bank's first offer.
Rental and small multi-unit strategies built around cash flow and long-term portfolio growth.
Flexible programs for business owners, contractors and newcomers who don't fit traditional income boxes.
One tool, four lending types. Switch the deal type and the inputs change with it — debt service coverage for commercial, draw interest for construction, true cost of borrowing for private.
Canadian semi-annual compounding. CMHC premium rates per cmhc-schl.gc.ca. Excludes property tax, strata and closing costs.
A few questions, and you'll get a straight read on how a file like yours is usually structured, what lenders will ask for, and how long it realistically takes. No credit check, nothing to sign.
This tool gives general guidance based on how comparable files are typically structured. It is not an offer to lend, a pre-approval, or advice on your specific circumstances, and the ranges shown are indicative only. Every file is underwritten on its own merits. Speak with us for a real assessment.
Bank of Canada benchmarks, updated live. The prime and policy rates drive variable pricing; the five-year bond yield drives fixed. The rate you actually qualify for through a broker is usually materially lower than any posted rate.
| Lender | 3-Yr Fixed (Posted) | 5-Yr Fixed (Posted) | 5-Yr Variable |
|---|
Posted rates are benchmarks banks publish, and they are typically well above the discounted rates available through a broker. Commercial, construction and private pricing is quoted per deal and isn't published anywhere — call for a real number on your file.

Client meetings run Monday, Wednesday and Friday. Pick a slot and it lands straight in our calendar — no back-and-forth.
Meetings are held at Unit 1690 – 320 Granville Street, or by phone or video, whichever suits. Commercial and construction files often warrant a longer first conversation — say so when you book.
Online booking is being connected. In the meantime, call or email and we'll confirm a slot on the next available Monday, Wednesday or Friday.
Deal structure, lender appetite and underwriting rules learned from the files themselves — not from a rate sheet.
Straight answers on what a deal will and won't support, including when the answer isn't the one you were hoping for.
Timelines you can plan around, documents chased before the lender asks, and a broker who returns the call.
Your file stays ours from first conversation through funding, draws and renewal. No handoffs, no dropped threads.
Karo Trust Capital Ltd. is a British Columbia mortgage brokerage based in downtown Vancouver. Our strength is commercial — income property, land and construction, and private capital for files that need to move quickly.
We operate under a co-brokerage agreement with DLC Producers West Financial, powered by Dominion Lending Centres, giving our clients the reach of a national network with the attention of a boutique. Every file gets honest advice, clear numbers, and a broker who picks up the phone.
Kunal Arora founded Karo Trust Capital Ltd. to do commercial lending the way he thought it should be done — with the person who structures the deal being the same person who sees it through to funding.
His work centres on the files that need genuine structuring rather than a rate quote: income-producing property, multi-family, ground-up construction and development, bridge financing, and equity-based private capital where timing or circumstance rules out a bank. Clients frequently engage the firm as commercial consultants as much as brokers — testing whether a project pencils out, sizing what a property can carry, and deciding how a deal should be put together before anyone approaches a lender.
Residential work sits alongside it, and the same principle applies: a clear answer early, including when the answer isn't the one the client was hoping for.
Karo Trust Capital operates under a co-brokerage agreement with DLC Producers West Financial, powered by Dominion Lending Centres, and is regulated by the BC Financial Services Authority. The firm works from Unit 1690 at 320 Granville Street in Vancouver's financial district.
We work from the Central Waterfront Hub — the heart of Vancouver's financial district, steps from Waterfront Station and a short walk from Gastown. Convenient for lenders, lawyers and clients who'd rather meet in person.
A direct conversation about the property, the numbers and your timeline — no obligation.
We build the submission lenders actually want to read: rent roll, pro forma, budget, exit.
We place it with the right capital source and present your options with the trade-offs explained plainly.
We manage conditions through to funding, and stay on it through draws, renewals and takeout.
Private and bridge financing can fund in one to two weeks with clean documentation and a current appraisal. Conventional commercial and construction files typically run 30–60 days depending on appraisal, environmental review and lender committee. Call early — timing is usually the deciding factor.
Most conventional commercial lenders look for debt service coverage of roughly 1.20× or better, though it varies by asset class — stabilized multi-family often clears at lower coverage than retail or special-use property. Our commercial calculator shows your DSCR and the maximum loan that supports it.
On most residential mortgages the lender pays our compensation. Commercial, construction and private files commonly involve a broker fee, which is always disclosed to you in writing before you commit to anything, as required under the Mortgage Services Act.
Often, yes. Banks apply one set of rules; we have access to credit unions, alternative lenders and private capital with different criteria. Self-employed income, bruised credit, unusual properties and tight timelines are exactly the files we specialize in.
In Canada: 5% on the first $500,000, 10% on the portion between $500,000 and $1.5 million, and 20% on homes above $1.5 million. Under 20% down requires default insurance — our residential calculator adds that premium automatically.
